Property listings redefine cosy to mean physically impossible to stand up in The capital's property professionals have once again expanded the boundaries of language, with London estate agents confirming that a cupboard under the stairs may now legally be marketed as a characterful studio flat with excellent transport links. London estate agents redefine the word room Under the latest creative interpretation of reality, a space previously used to store a hoover and a broken Christmas tree has been listed at 1,400 pounds per month, described as cosy, bijou, and full of potential, the last phrase meaning that it has none. A spokesperson for the London estate agents involved defended the listing. The word small is so negative, he said. We prefer to say compact, snug, or perfect for one person who does not own anything or move around very much. The cupboard sleeps one, standing up. The deadpan vocabulary of the property listing Renters have grown wearily fluent in the secret language of London estate agents. Bright and airy means there is a window. Quirky layout means there is a toilet in the kitchen. Up and coming area means do not go out after dark. And no chain means even the previous owner could not wait to leave. The most feared phrase remains would suit a professional couple, which translates roughly as the rent requires two full salaries and the abandonment of all hope of saving for anything ever again. Why London estate agents hold all the power Despite widespread mockery, London estate agents continue to wield enormous influence over the lives of millions, controlling access to shelter, the most basic human need, with the calm authority of someone who has never once had to view a flat in the rain at 6pm on a Wednesday. The state of the capital's housing market is genuinely serious, and the data is tracked by official sources including the HM Land Registry, which records the eye-watering prices with admirable neutrality. Broader housing statistics are compiled by the Office for National Statistics, painting a picture that is best viewed sitting down. For renters trying to understand their rights against the tide of creative listings, the guidance from Citizens Advice offers a rare island of sanity, explaining what landlords can and cannot do without once using the word bijou. Industry insiders insist they are simply responding to demand. There are more people than flats, said one agent, gesturing at a former airing cupboard now valued at a quarter of a million pounds. We did not create the crisis. We just gave it a nice photo and a misleading floor plan. Tenants, meanwhile, continue to adapt, lowering their standards with each viewing until a room with a door feels like a luxury and natural light a distant dream. As one renter put it, surveying his new home, which was technically a landing, it is not much. But it is mine. For 1,300 pounds a month. Until the rent goes up. A new generation of listings has pushed the language even further, with one flat described as having flexible square footage, a phrase that on inspection meant the rooms overlapped. Another boasted of an open-plan design, which turned out to mean there were no internal walls because there was no room for any. For now, the London estate agents press on, one euphemism at a time, turning cupboards into kingdoms and broom closets into investment opportunities.
