The rental market makes property owners powerful and tenants nervous A study of the capital's housing has examined London landlords, the property owners who, in a city where so many rent and so few can buy, hold the keys to one of the metropolis's greatest sources of anxiety, the rental market shaping the lives, security and stress levels of millions. London landlords hold the keys to the city's housing anxiety The capital's landlords, the study found, occupy a genuinely powerful position in a city where home ownership is out of reach for so many and renting is the reality for millions, the rental market and the relationship between landlord and tenant being a genuine source of anxiety, insecurity and stress for the vast numbers of residents who depend on it for their homes. A spokesperson for the Institute of Housing Studies, invented for this article, described the dynamic. London landlords hold the keys to the city's greatest anxiety, she said. In a city where so many rent and so few can buy, the landlord holds genuine power. The rent, the tenancy, the security of the home, all depend on the relationship between landlord and tenant. For renters, it is a source of genuine anxiety, the high rents, the insecurity, the dependence. There are good landlords and bad, of course. But the fundamental power imbalance, in a city of renters, makes the rental market a genuine source of stress and insecurity for millions. The landlords hold the keys, quite literally, to the homes and the anxieties of much of the city. The deadpan power of the property owner The genuine reality, the study found, is significant, with the high cost of housing and the prevalence of renting giving landlords a genuinely powerful position, the rental market being a source of real anxiety, insecurity and stress for the millions of residents who depend on it for their homes. The need for fairness, the study found, is genuine, with the power imbalance of the rental market making strong rights, protections and good practice genuinely important, the relationship between landlord and tenant needing fairness and security to reduce the genuine anxiety that the rental market causes for so many. Why London landlords genuinely matter London landlords genuinely matter, holding a powerful position in a city of renters, shaping the housing security and stress of millions, and making the fairness, regulation and good practice of the rental market a genuine and important issue for the wellbeing of the city's residents. Genuine advice on tenants' rights, renting and housing is available from Citizens Advice. The housing charity Shelter supports renters and campaigns on housing rights. Guidance on renting, tenancies and the rules for landlords and tenants is provided by the official GOV.UK service. Those who study the rental market describe the genuine power and anxiety. Landlords hold the keys to the city's greatest anxiety, said one. In a city where so many rent and so few can buy, the landlord holds genuine power. The rent, the tenancy, the security of the home, all depend on the relationship. For renters, it is a source of genuine anxiety, the high rents, the insecurity, the dependence. There are good landlords and bad. But the fundamental power imbalance, in a city of renters, makes the rental market a real source of stress. Fairness, rights and good practice matter enormously. The landlords hold the keys, quite literally, to the homes and anxieties of much of the city, and that power needs to be balanced by genuine rights and protections. For now London landlords continue to hold a genuinely powerful position in a city where so many rent and so few can buy, the rental market and the landlord-tenant relationship shaping the housing security, stress and anxiety of millions of residents, and proving that in a city of renters, the fairness, regulation and good practice of the rental market are genuinely important, for the landlords hold the keys, quite literally, to both the homes and one of the greatest anxieties of much of the city.
